Lifestyle Residential Property Management

A good Property Manager can save you time and money: A great Property Manager will look after your biggest asset as if it were their own.

Rental Appraisal

We will inspect your property, assess its condition, and, if needed, provide advice on cost-effective improvements to maximise its rental potential.

We will also assess your property and the local rental market and give you our recommendation on what we think your property should rent for. The rental price is agreed with you before the property is placed on the market.

Tenant Selection

We will advertise the property and invite any suitable potential tenants to view the property. Viewings are always carried out by agreement with you if you’re residing in the property or by arrangement with current tenants.

We engage in an extensive tenant screening process, including tenant identification, credit and reference checks.

Tenancy Agreement, Pre Inspection & Bond Lodgement

We will organise the issuance and execution of a Tenancy Agreement and Pre-Tenancy Inspection Report, on your behalf.

We will also collect four weeks bond and lodge it with Tenancy Services as required by law. The bond is refundable to the tenant only after a final inspection has been completed, to our satisfaction, at the end of the tenancy.

Communication

We aim to create a rapport with the tenant from the outset. We believe that good relations and communication with tenants aids effective property management and enables us to retain good tenants or detect tenant problems early and respond quickly.

Rent Collection & Payment

We will check for rental payments into our Lifestyle Residential Property Management Trust Account on their due date. Payments, less any expenses, to you are made via electronic banking to your specified account on the 1st of each month, and we will provide you with a detailed statement.

If we do not receive rent payment on the due date, we will immediately contact the tenant for an explanation by all means available (phone, email and text). If no satisfactory explanation is forthcoming or we cannot contact the tenant, we will issue a formal notice, as required by the Residential Tenancies Act.

The Healthy Homes Standards for rental properties became law on 1 July 2019. Please read our summary of the requirements.

Termination of Tenancy Legislation

The Residential Tenancy Act was amended in August 2020. The changes regarding Termination of Tenancy apply from 11 February 2021. Please read our summary of the changes.

Property Inspections

We will inspect properties after 4 weeks, then every 3 months during the tenancy term, and we will provide you with a report, including photos, of the inspection. Should there be any issues in the inspection report that the tenant must attend to, we will issue a letter to the tenant and follow up until the problem is rectified.

Maintenance & Repairs

Should your property require maintenance or repair work to keep it in good order, such as plumbing, electrical, cleaning or gardening services, we will organise this on your behalf with your agreement. We have a network of cost-effective tradespeople who are well known to us at our disposal, or, if you wish, you can nominate your preferred tradesperson.

Building Management Services (optional)

If you require renovation or building work on your property, either before or after tenancy, we can arrange quotes for this.

Rent Reviews

We will review the rental market relevant to your property, and if we feel that an increase in the rental is due, we will advise you and implement the increase with your agreement.

Disputes & Mediation

In the event of a dispute, we will do everything possible to resolve the problem through mediation. If mediation proves unsuccessful, we will represent you by attending Tenancy Tribunal Court hearings on your behalf.
